Terms and conditions
These terms cover how Urban Build quotes, prices and carries out work. The written quotation for your project takes precedence where it says something more specific.
Site visits and ballpark figures
A site visit and a verbal ballpark figure are provided free of charge. A ballpark figure is an indication only and is not a contract price.
Itemised quotations
A full itemised quotation costs £500 and is provided within 21 days of the survey. If you proceed with the work, that £500 is deducted from the final price. The quotation sets out what is included and what is excluded.
Fixed pricing and variations
The price in the accepted quotation is fixed for the scope described in it. Changes to the price arise where you ask for a change of scope, or where genuinely concealed conditions come to light that could not reasonably have been identified at survey. Any variation is agreed with you before it is carried out.
Payments
Payments are staged against progress on site as set out in your quotation. Invoices are payable on the terms stated on them.
Permissions and approvals
Unless we have agreed otherwise in writing, responsibility for planning permission, permitted development confirmation, party wall awards and any freeholder or landlord consent rests with you. Where our quotation includes structural design or building control liaison, that is stated in the quotation.
Access and site conditions
We need reasonable access to the working area, along with water and power where the work requires them. Where access is restricted, or where services are found in unexpected positions, the programme and price may need to be adjusted by agreement.
Insurance and guarantee
We hold public liability and contractors insurance for the work we carry out. Completed work is covered by an insurance-backed guarantee, the terms of which are provided with your project paperwork.
Programme and delays
Programme dates are given in good faith based on our diary and normal working conditions. Weather, material supply, inspection scheduling and matters outside our control can affect them; we will keep you informed rather than leave you guessing.
Snagging and complaints
We snag the work with you at completion. If something is not right, tell us in writing using the contact details below and we will inspect and put right anything that is our responsibility.
