Garden Rooms: what the work involves
A garden room gives you a separate space without touching the house: an office away from the kitchen table, a gym you will actually use because it is thirty seconds from the back door, a studio, a treatment room or a teenager's retreat.
The difference between a garden room and a summerhouse is what you cannot see. Ours are built on a proper base with an insulated floor, wall and roof build-up, breather and vapour control layers, and electrics run and tested so the space works in winter as well as June.

What goes wrong
Why specification and detailing matter
These are the failures that come back to us as remedial work. Every one of them is cheaper to avoid at quote stage than to correct after the finishes are on.
A base that moves
Rooms built on paving slabs or an undersized slab settle unevenly. Doors bind, the roof line goes out and the internal finish cracks, and correcting a base under a finished building means dismantling it.
Cold, damp and unusable half the year
Thin walls, no vapour control and a single-glazed door produce condensation, mould on stored belongings and a room you stop using in November. Insulation and ventilation have to be designed together.
Extension leads instead of a proper supply
Running a garden room off a lead through a window is a fire and shock risk and cannot carry a heater. A buried armoured supply, correctly protected and tested, is the only sensible answer.
Ignoring size and siting rules
Height, boundary distance and how the room will be used all affect whether it stays within permitted development. Getting that wrong after the build is a costly problem to unwind.

Garden Rooms: methods, materials and variations
Uses and variations
Most garden rooms we build fall into four uses: office, gym, studio or hobby room, and garden lounge, and the use changes the specification more than the appearance does. A gym needs a stiffer floor build-up and better ventilation; an office needs data and glare control; a studio may want a north-facing roof light.
Rooms with a shower or WC bring drainage into scope, which means either a gravity connection to the existing run or a pumped solution, and that is worth settling at quote stage.

Materials and construction
Structure is normally a treated timber frame on an engineered base, sheathed and wrapped in a breather membrane, with mineral wool or rigid insulation in floor, walls and roof and a vapour control layer on the warm side. Roofs are warm-deck flat with EPDM, GRP or single-ply, or a shallow pitch where planning height allows.
External finishes are usually cedar, thermally treated timber or composite cladding chosen for how much maintenance you want to do. Internally, plasterboard and skim gives a room that reads as part of the house rather than a shed.

Siting, access and neighbours
Access decides cost more often than size. Where a machine cannot reach the back garden, muck and materials move by barrow through a side gate, and that is priced honestly rather than discovered later.
Position also affects the trees you keep, the drain runs you cross and the boundary distance that governs both fire spread requirements and permitted development. We raise all of that at the site visit.
